Water issues in basements are a common concern for homeowners in Summit, NJ. With the region’s fluctuating weather and frequent storms, many properties face unwanted water intrusion, especially in older homes. One recent project brought us to a condo unit in Summit, where the homeowner was experiencing water coming in through one specific area of the basement. That’s when they reached out to our team at All County Waterproofing.

Identifying the Problem

Basement waterproofing

The homeowner contacted us after noticing repeated water seepage along one section of their basement wall. Even during moderate rainfall, moisture would start to appear along the floor. This wasn’t a widespread basement flooding situation—it was a focused problem, but left unaddressed, it could cause long-term structural damage, mold growth, and increased humidity levels.

When we inspected the area, we found evidence of hydrostatic pressure causing water to push through at the base of the wall and up through the slab. There was minor staining, clear dampness along the foundation edge, and early signs of mold beginning to form in the corner. This pinpointed the source of water intrusion and gave us a clear direction for a lasting solution.

Crafting the Right Solution

Because the water intrusion was limited to one area of the basement, a full-perimeter drainage system wasn’t necessary. Instead, we designed a targeted waterproofing solution to address the issue efficiently and effectively.

Our crew began by carefully removing sections of the concrete floor along the affected wall, creating a trench wide enough to install an interior French drain system. This included perforated piping to collect and redirect groundwater, a clean stone base for proper drainage, and a discharge line system routed toward the rear of the property. We extended the discharge pipe about 20 feet outside and tied it in with the existing gutter downspout system. This ensured that any collected water was safely carried away from the home.

We also incorporated a direct connection to the interior sump pit, ensuring that water collected in the system would be quickly pumped out especially helpful during storms or heavy rain events. The entire system was covered with fresh concrete after installation, blending seamlessly back into the basement floor.

Delivering Lasting Results

Thanks to this focused waterproofing effort, the homeowner now enjoys a dry, worry-free basement space. By addressing the root of the water intrusion and creating a smart exit path for groundwater, we’ve eliminated the moisture issue before it had the chance to escalate into something more damaging.

This solution also preserved the long-term value of the property. Moisture issues can rapidly devalue homes, especially in basements that are used as living spaces or for storage. Now, the Summit condo owner can feel confident that their basement is protected and safe.

Our work also prevents the growth of mold and mildew, ensuring a healthier indoor environment for the entire household.
